A Green Green Summer Day Open House Event

It was a green, green summer at Palmas Verdes last May 2, 2009 as it celebrated the Opening and Blessing of its model house, Celina. Dr. and Mrs. Carlito Arenas, owners of Specialist Group and Trauma Hospital in Dagupan City, and Engr. And Mrs. Bonifacio Tan, owners of Petron Gas Stations in Dagupan City and Calasiao, both in-laws of the Arcinue family, led the ribbon cutting ceremony, Father Immanuel Escano blessed the model house.

The event was enlivened by family-bonding activities such as kite-flying, tree-planting, face-painting and other games for the kids. The 300 guests enjoy sumptuous green snacks and non-stop halo-halo served on the ice-decked buffet table. The summer rain didn’t pour from the sky but from the pitchers of icy cold drinks!

Model Celina has a floor area of 200 square meters. It has four bedrooms and four bathrooms. The wide windows and cathedral ceiling over the living room gives full ventilation with the inflow of fresh air and sunlight into the house. There is a private area for the househelp with her own room and bathroom, as well as utility and service areas.

The theme and interior design of the house is contemporary Asian-Zen, accented with contrasting colors such as tangerine and foam green.

Prestigious address, strong foundation

Palmas Verdes is a first-class gated residential community located in Bonuan Binloc, Dagupan City, owned and developed by Arcinue Development Corporation. It offers eight models to choose from with floor areas ranging from 127 square meters to 238 square meters. House and lot package prices range from P3.8 million to P8 million.

“Most of our buyers are balikbayans, professionals based here and abroad, and foreigners with Filipino spouses. They have a high standard of living and want to maintain that,” said Pie Arcinue, Marketing Director. “In fact, we encourage them to check on the other developments so they can compare and see that Palmas Verdes is the best in Pangasinan. And true enough, they end up buying here.”

This 3-hectare property was geographically tested and certified to have a sturdy solid soil foundation. It was never a fishpond nor a swamp land. “Bonuan is actually a flood-free area, and yet we still elevated the whole property by 1.10 meters from the national highway with mixed filling,” said Pie Arcinue, “so you don’t have to worry about water entering your house, or the soil sinking after 10 years.”

It is not within the hustle and bustle of the city, yet very accessible to downtown Dagupan. Plus, some homeowners can view the Bonuan Blue Beach and golf course across the street from their balconies or bedroom windows.

Adult swimming pool

Other amenities include: 24-hour security system, clubhouse, swimming pool, basketball/tennis court, children’s playground, underground storm drainage system, and wide and well-lighted streets.

No hollow blocks

The houses at Palmas Verdes are built using monolithic technology or buhos. “Traditional construction methods use concrete columns and hollow blocks for walls. Here at Palmas Verdes, the foundation, walls and floors are all solid concrete reinforced with steel bars,” said Roberto Arcinue, President of Arcinue Development Corporation.

“The main advantage of having the walls and floor slabs monolithic is that it makes the entire structure unified thus, strengthening it against flexure and effect of earthquakes,” said Arch. Benjamin Soriano, the official architect of Palmas Verdes. Other advantages: termite-proof, fire-proof, bullet-proof and strong against typhoons.

Convenience just a few steps away

Palmas Verdes will have its own commercial area in the near future within a 3,447-square meter lot right outside the main gate. “We plan to put up shops like drug store, bakeshop, coffee shop, beauty parlor, convenience store, and others, so don’t have to go all the way to downtown just to buy bread or to get a haircut,” said Pie Arcinue.

Confidence in developer

Arcinue Development Corporation (ADC) is a corporation headed by Roberto Llamas Arcinue, the sole proprietor of RLL Arcinue Construction (RLAC). In the mid-1990s, RLAC played a primary role in the construction of the Sual Power Plant, the largest coal-fired power plant in the country. It has developed other projects such as Landco’s Woodside Park in Calasiao and Fil-Estates Forest Hills in Antipolo City. “We don’t short-cut the construction. We make sure we deliver the best quality. Our credibility and relationship with the clients are very important to us,” said Roberto Arcinue, who sets international standard of construction in all his projects.
